BIM for Owners ~ Understanding BIM
What is BIM?


While more owners ask that question, there's still a lot of confusion. If you're still wondering what BIM for owner's means for you, you're in the right place to get started!

The acronym BIM can mean two things: “building information model” or “building information modeling”. ”Model” refers to a file (or set of related files) that make up a virtual, 3D replica of the building. ”Modeling” refers to the process that architects, engineers or contractors use to create the data files.

 
Building Models

Building models can vary widely in the type and amount of information they contain. What’s behind this? Several factors are in play: different members of the project team have different goals for modeling, team members may have different BIM processes, and the different levels of BIM maturity across team members.

Design Modeling

Architectural Models - Architecture firms can create models to help their clients visualize the building - what will the project look like when it's done? Also, models can help architects support their strategic planning and programming services. One of the most important uses of BIM in architecture is creating the construction documents for handover to the contractor.

Engineering Models - Engineers can model the buildings systems - mechanical, electrical and plumbing. Ultimately, the design team models the building to communicate design intent to the client and the construction team.

Construction Modeling

Construction teams create models for “constructability” – to reduce issues in the field and streamline project phasing. The primary goal: keep projects profitable and on schedule. An MEP firm models the building systems to make sure there are no “clashes” in the field. For example, finding that a pipe in a plumbing system gets routed into a duct for a mechanical system. They create a virtual building to find and resolve issues before they become costly change orders in the field. Fabricators model steel, piping and duct work to automate the fabrication of system parts to reduce the cost and complexity of work in the field.

The Value of BIM for Owners

What are the benefits of BIM for owners? One of the most immediate benefits that owners realize is the improved coordination of the project team. Both contractors and owners can benefit from fewer conflicts in the field – contractors find greater profits and owners see fewer change orders and more predictable schedules. Additionally, owners benefit from the overall productivity gains from BIM as their AEC “supply chain” becomes more efficient.
