There are many phases in the life of a building, each with its own set of managers, requirements and data. Inevitably crucial information is lost with every hand-off which wastes time and money and leaves much room for error. Building Information Modeling (BIM) is a process that can help AEC and Facility Professionals optimise the management of building data throughout the building life-cycle.

BIM can help you eliminate information loss and leveraging the data in BIM models can improve communication and collaboration between architects, engineers, contractors and facility managers as a building evolves. This provides an opportunity to share building information during initial design and construction, building operations, and renovation or retrofit projects.

BIM with FM:Interact

FM:Interacts BIM integration lets architects, engineers and contractors connect Autodesk® Revit® models to a Cloud-based system to help their clients manage space, plan maintenance and more. FM:BIM maintains a live integration between the building models and the system, allowing AEC and FM professionals to share information during design, construction and throughout the building lifecycle.

The green building movement is continuing to accelerate. More countries are beginning to create their own green building incentives and are either using existing green building standards such as LEED or developing their own.

Green building was initially focused on making new constructing more sustainable by introducing technologies and techniques to decrease energy consumption and general utility usage including water. Momentum is beginning to swing towards "greening"existing building stock which means facility professionals need to begin to seek ways to programatically track their green building initiatives.

Sustainability with FM:Interact

The FM:Interact Sustainability Module helps you bring environmental and financial impacts into balance. From a standard Web browser you can manage critical information on energy performance or water usage, and sustainability projects like energy retrofits.

Today’s mobile devices can handle dozens of tasks that just a few years ago were limited strictly to personal computers tethered to a desk in an office. Recent developments in mobile technology including large clear screens, increased security and faster data connections are enabling the mobilization of the work force in new ways. Not only are employees more highly mobile which makes them more difficult to track, facilities professionals are beginning to realise that many of the tasks that they perform on a daily basis could benefit from mobile technology.

What if you could see the maintenance history of a piece of equipment—while standing in front of it? Or update your space and occupancy information while walking the floor? Facility professionals are realising that many of their working hours are spent walking the floors, grounds and parking lots of the buildings that they oversee and they are spending less time at their desk and many of their daily tasks could benefit from going mobile.

FM: Mobile

FM:Systems has a mobile solution which addresses this industry trend. FM:Mobile provides customers the ability to access a new module on their Apple® iPad® and iPhone® devices. The power of FM:Interact extends to the field with support for completing work orders, viewing reports, floor plans and graphic views while leveraging existing FM:Interact configurations.

Scenario Planning

Scenario Planning is all about getting to where you want to go with your facilities. Running scenarios that take into account best practices from your past combined with modeling for future change is an excellent way to ensure the most effective utilisation of your facilities over time.

Being able to evaluate multiple planning scenarios including associated costs is a critical component of ensuring that your facilities are used effectively over time. Change is constant in most facilities portfolios and teams are constantly challenged to manage a variety of scenarios including expansions, contractions, re-configurations and even need to consider plans for drastic change brought on by unexpected changes such as natural disasters.

Scenario Planning with FM:Interact

The FM:Interact Strategic Planning module now has scenario planning capabilities which allow users to proactively plan for and manage change in their physical space inventory. The Scenario Planning features enable space planners to evaluate multiple planning scenarios with interactive stacking and blocking tools including expansions, reorganisations, consolidations, re-configurations and unexpected events such as environmental disasters that can have a sudden and unanticipated impact.

Workplace Strategy

Workplace Stategy Summit

FM:Systems is a Platinum Sponsor of the Workplace Strategy Summit 2014 being held in London this June. Continuing on the success of Workplace Strategy Summit 2012 that was held at Cornell University, this event will bring together the leading thinkers in design, facility management, real estate, organisational ecology, technology and management. I encourage you to consider having someone from your organisation attend.

“The traditional approaches to reactive space management are being replaced by creative, proactive ideas in workplace strategy.” – Michael Schley, CEO and Founder, FM:Systems

Our Solution

FM:Interact was built from the ground up to adapt to our customers’ business processes. This avoids the high cost, long time-frames and risk associated with customising other IWMS products or the development of custom or “bespoke” systems. The configurability of FM:Interact can be leveraged on an ongoing basis and enables organisations to rapidly respond to changing requirements and realize new business value. Dynamic work environments and the increasing need for greater flexibility in how organisations use their available space and assets is pushing facilities professionals into new territories unimagined just a few years ago. FM:Systems has been rapidly evolving new capabilities to meet these demands which are being enabled by maturing technologies such as larger clearer screens, increased security, faster data processing and higher bandwidth connections. Over the past two years FM:Systems has been introducing new functions for alternative workplace planning, supporting team-based non-assigned work areas (free address system) and activity based workspace, hoteling, and room scheduling.

Our Customers

Many modern organisations are adopting new approaches to working which include greater requirements for flexible workspace, the ability to quickly support cross functional teams, more ad-hoc and collaborative areas, and support for Activity Based Workplaces (ABW) that break away from the practice of assigning one workstation per employee. FM:Systems customers are on the leading edge of these new ways of working. We have formed an Alternative Workplace Strategy (AWS) Special Interest Group which provides a framework for customers to meet on a monthly basis to share their ideas, plans and experiences. This AWS Special Interest Group explores how emerging workplace trends have their organisations working in new ways and is leading them to implement not only changes in how they use their physical space but also HR policies that are broadening the definition around how and where people work. We see this group as a forum to learn from each other as well as a method for us to learn about today’s workplace challenges and how we can better develop highly flexible facilities solutions to address these growing needs.
